Sub-Zero built-in refrigerator repair on the coast
The fresh-food side drifting warm while the freezer holds. Water under the crispers. A fan you can hear from the next room. Built-ins fail in a small number of ways, and most of them show themselves in the first twenty minutes.
Eight faults account for most refrigerator calls on this coast. The first three are not expensive. The last one is, which is why it goes last.

Condenser blocked, or corroded through
The whole box drifts warm over weeks, the compressor runs close to continuously, and the cabinet sides feel warm. Grey dust and pet hair is a cleaning job. White chalky bloom is chloride corrosion, and once the fin has lifted off the tube the metal is no longer moving heat even after it is clean.

Condenser fan motor
Bearings dry out, current draw climbs, and the thermal cutout starts dropping the motor out for twenty minutes at a time. That reads to an owner as an intermittent fault with no pattern. It usually announces itself as a low buzz or a rattle behind the grille first.

Fresh-food evaporator fan
Freezer at zero, refrigerator at fifty. The compartment is cold at the back and warm at the door because nothing is circulating. Defeat the door switch and listen: if the fan does not spin, it is the motor, the switch, or ice locking the blade.

Defrost fault on the fresh-food evaporator
A frosted evaporator chokes airflow, the box warms through the day, then the unit defrosts overnight and everything looks normal at breakfast. Intermittent warmth that resets by morning is a defrost story until proven otherwise: heater continuity, bimetal at temperature, and what the board is actually calling for.

Frozen drain, water in the cabinet
Meltwater is supposed to leave through a trough and a tube and evaporate off the pan. When the tube ices, the water runs forward under the crispers instead. Clearing it is quick. The real work is finding out whether the drain heater failed or the defrost cycle is running short.

Door not sealing
Three separate causes wear the same face: a gasket that has lost its set, a hinge cam that no longer pulls the door through the last few degrees, and a cabinet that has racked because the house moved. Old houses on the coast do move. The paper test finds the gap; which of the three caused it decides the part.

Thermistors and control board
A drifted thermistor makes the display confident and the compartment wrong. We put an independent probe in the box and compare. Boards do fail, and salt-laden condensation on a board causes creep corrosion between pads, but a board is the answer far less often than it gets sold as one.

Sealed system
Bare evaporator, compressor running, condenser clean, no airflow fault. That is loss of charge or a restriction, and it is a recovery-and-recharge job rather than a parts swap. How that job runs.

Refrigerant follows the era: the oldest boxes were built on R-12, most of the 500, 600, 700 and BI production on R-134a, and newer integrated units on R-600a. R-600a is flammable, so the sealed-system procedure and the parts are not interchangeable with what came before.
The same model in Carmel Valley and in Pacific Grove will not have the same service history at fifteen years old.
Two extra failure modes you do not get inland
The first is the condenser. Aluminium fin, copper tube, salt film: the aluminium goes first, and it goes from the leading edge inward. Clean fins that look bleached rather than bright are already partway there. We photograph the coil at the first visit so there is a reference point next time.
The second is door hardware. Sub-Zero hinges use a cam so the door closes itself over the last few degrees, and that cam depends on grease staying grease. Salt turns it to a grey paste that binds. The door then rests a couple of millimetres open, humid marine air walks in continuously, and the evaporator frosts faster than the defrost cycle can clear it. Owners report that as icing. The cause is two inches away at the hinge.

Neither of these voids anything or risks anything. Both change what we bring.
Two checks worth doing first
Pull the lower grille and look at the condenser. It clips or unscrews; no tools beyond a screwdriver on some models. Grey and furry means airflow. White and chalky means chloride. Take a photo either way and tell us which it is.
Paper-test the door. Close it on a strip of paper at ten points around the gasket, top corners included, and pull. If it slides out with no drag anywhere, the seal is gone at that point. If the door will not pull itself shut from a few degrees open, that is the hinge cam, not the gasket.

The freezer is fine but the refrigerator side is warm. Is that one fault or two?
One. Sub-Zero built-ins from the 600 series onward use two separate sealed systems, so the fresh-food side can fail on its own. Nine times out of ten it is the fresh-food evaporator fan or a frosted fresh-food evaporator, not the compressor.

There is water under the crisper drawers. Where is it coming from?
The defrost water drain. The trough or the tube has iced over, so meltwater runs forward into the cabinet instead of down to the pan. Clearing it takes minutes; finding why it froze takes longer and is the part that actually matters.

How do I find the model number?
On most built-ins it is on the upper left wall inside the fresh-food compartment, near the ceiling. On column units it can be behind the lower grille. Photograph the whole plate, including the serial, not just the model line.

My condenser has white powder on it rather than dust. Is that different?
Yes, and it matters. Grey dust is a cleaning job. White chalky bloom is aluminium oxidising in salt air, and once the fin has powdered away from the tube, cleaning restores airflow but not conduction. That condenser is on a clock.

Is it worth repairing a twenty-five year old built-in?
Almost always. The cabinet, the doors and the panels are the expensive parts and they do not wear out. What fails is fans, hardware, boards and seals, and those are all serviceable.
